Quality Standard Features

At Rockhaven Homes our goal is to build your new home as solid as a Rock, a true Haven for your family, and to provide an excellent (and tax-free) investment for the years to come. All the features listed below are chosen to meet this goal, and are included in what we call a “Quality Standard” Rockhaven home. Rockhaven standards are higher, and all these features exceed or meet the Ontario Building Code.

• Basement walls: Nine inches thick and 20 MPa strength concrete
• Basement walls and floor: Control joints cut in concrete
• Subfloors: Engineered joists, c/w 5/8th inch, T & G plywood, glued and nailed
• Exterior Walls: Main Floor Wall Heights of 9', two by six exterior framing, c/w R-20 insulation
• Roof: Engineered trusses, 8/12 pitch, typically open-concept, clear- span
• Roof sheathing: Half-inch plywood, c/w H-clips
• Shingles: Twenty-five year warranty, Biltmore Architectural series
• Porches: 100 sf of covered porch
• Cold Storage: 100 sf of cold storage under front porch
• Window and Door Allowance: Established on individual basis for each home
• Windows: Vinyl, low-e, argon-filled, energy-rated, white, c/w nail flange
• Windows, basement: Four all-vinyl basement windows, c/w galvanized window wells
• Garage: Two-car garage, ID of 22’ x 22’, c/w insulated garage doors
• Garage Door Opener: Automatic, remote-controlled, belted-drive opener
• Exterior openings: Door openings clad in aluminum/vinyl, and all exterior openings caulked
• Masonry: Clay brick, "Max" size, standard blends, on first floor
• Window sills: Natural stone, 2-1/4” X 6” X 8’ long
• Ceiling insulation: R-40, blown-in insulation
• Ceilings, finish: "California knock-down" on ceilings (except kitchen, bath, laundry, closets)
• Drywall, bathrooms: Cement board installed behind all ceramic tile in shower areas
• Interior Doors: Six-panel, 2-6 x 6-8, interior doors
• Door Hardware: Schlage A-series, Georgian, brass or satin brass finish, Plymouth gripset
• Interior trim: Colonial profile, fjp, 2-3/4” casing, 4-1/4” baseboard
• Stairs (main to second floor): Oak tread, railing, and posts, painted risers, spindles, and stringer
• Flooring allowance: Established on individual basis for each home
• Millwork (cabinets) allowance: Established on individual basis for each home
• HVAC: Designed and installed to independent HRAI standards
• Heating: High-efficiency, 2-stage, gas furnace
• Air-conditioning: Seer-13, wall-mounted unit
• Ventilation: Simplified, Heat-Recovery Ventilation (HRV) unit
• Thermostat: Programmable, 5-and-2 day heating and A/C thermostat
• Central vacuum: 5 rough-in vacuum outlets throughout
• Telephone/internet: 5 telephone/internet connections throughout
• Plumbing fixtures: “Rockhaven-standard” plumbing fixtures
• Main bath/shower: One-piece, enclosed bath/shower unit, or tub with tile
